You apply with a licence, three closed files and one client reference. We check the licence against the national register, read the files, call the reference, and answer within ten working days. Roughly one application in four is turned down.

- A better position Ranking is by closed files and reply time. There is no paid placement, on any plan.
- Deleting a review Reviews are tied to a completed file. You may reply to one in public; you cannot remove it.
- Listing without papers No deed, no current permit, no measured plan — no publication. This is refused 1 862 times a year.
- Someone else's file You list what you signed. Passing a colleague's file off as your own ends the account.

Only once the existing mandate has expired or been released. Send us the contract and we will read it with you and say plainly what it allows.

Yes. Deals closed, days to offer, reply time and the asking-versus-signed gap are computed from completed transactions on the index. You cannot edit them, and neither can we.

You get the reason in writing and may re-apply as soon as it is fixed — a lapsed licence renewed, a third closed file added. There is no waiting period and no fee.

The sixth waits until one of the five completes or is withdrawn — nothing is deleted and no listing goes down. If you are at the cap most months the agency plan lifts it; the commission stays at 1.4% on either plan.
