01Buying
Every listing has a viewing calendar with the times an advisor can meet you. There is no vetting step and no pre-qualification form — if the slot is free you can take it.
The survey is published with the listing, before you ask and at no charge. It is the whole point of the register: you decide whether a home is worth your Saturday before you spend it.
Against our interestFrom the first call to the keys, eight to fourteen weeks in Europe and rather faster in the States. The lender is usually the slowest part, not us.
Nothing. No administration fee, no search fee, no charge to read a survey. We are paid by the person listing the home, and only by them.
Yes, and the advisor will tell you honestly how it compares with what the valuer put on the home. We would rather lose a percentage point than a sale that should have happened.
02Selling
Twenty-one days from the first conversation: two days to the brief, eight for the survey, four for photography, six for the legal read. Fourteen days on the Professional plan.
Yes. If you would rather the faults were not visible, we are the wrong firm — and we say so on the first call rather than after the photographs.
Against our interestIt still goes up, with the faults and their cost to put right printed beside the price. A recorded fault is a negotiating position; a hidden one is a collapsed sale.
No tie-in and no exclusivity period. List elsewhere at the same time if you like — though the survey we publish tends to make the comparison awkward for the other listing.
Nothing is owed. We are paid for the desk by the month, not on completion, so an unsold home costs you the plan fee and no more. Withdraw whenever you like, at no charge.
03Letting & renting
Seven per cent of the rent collected, charged monthly, with one month notice. Nothing is charged when the property sits empty, because nothing is collected.
No. Not for the viewing, not for the referencing and not for the contract. The landlord pays for management and that is the only money that reaches us.
Three weeks is the median from listing to a signed tenancy. A published survey shortens it — tenants stop asking about the boiler when the report is already there.
A statutory deposit scheme in every city where one exists. We never hold a tenant deposit in our own account.
04Money
No, on any plan. We charge for the right to list, by the month. An advisor who is not paid on completion has no reason to push a house that is wrong for the buyer.
The first listing is free for everyone. Beyond that it is €19 a month for up to three homes, €290 per desk for up to twenty-five, and by arrangement above that.
Every figure on the site excludes VAT, which is added at the rate of the country you invoice from. The invoice shows it as its own line.
Change up whenever you need the capacity and down at the end of any month. There is no tie-in, no notice period and no cancellation fee.
Anything already published stays published until it sells or you withdraw it. The new limit applies to the next home you add, not the ones you have.
05Surveys & photography
Because a listing without one is an advertisement, and we are not an advertising business. Every home on the register has been measured and its title read before it appears.
Never. Forty frames, no sky replacement, no removed damp patch, no wide-angle room stretching. Buyers who arrive expecting the photograph is the point of the whole thing.
Against our interestYou do, from the day they are taken. Use them in your own window or in print; we keep a licence to show them on the register and nothing more.
No — the survey has to be one of ours for it to mean the same thing on every listing. If you have a recent report we will read it, but our valuer still measures.
We publish the valuation next to your asking price and let the buyer see the gap. You may still ask what you like; we simply will not pretend the two agree.
06The account
For a firm: a certificate of incorporation, an agent licence, and title deeds for the first home. For a private owner: identification and the deeds. Nothing else.
Each person takes their own desk with their own login and their own listings, and they appear together under one firm in the index.
Yes, from the Professional plan: push listings from your own system and pull enquiries back out. The documentation is public and does not need an account to read.
Everything you have given us comes back as a file within five working days, and a deletion request is honoured in thirty — save what the law requires us to keep about completed transactions.
