01Rule
No listing goes live until one of our own surveyors has walked it, drawn it and dated the file. Sellers wait an extra week; buyers get a document instead of a mood board.

Settlement cracks, damp, the roof that needs doing in four years — printed in the listing, not disclosed at the notary. It has cost us sales in every one of twenty-eight years.
