1998
Two rooms off Rue Vieille du Temple. The first survey is published with the listing.
Since 1998 we have measured, drawn and sold homes in twelve cities — and published the survey before anyone had to ask for it.
Plate 01The record
Twenty-eight years of surveys, floorplans and repair histories — filed, dated and open before anyone has to ask.
2440 × 820
Eleven years of reports that were shortened, softened or quietly lost — then two rooms off Rue Vieille du Temple, and one clause that has not moved since.
“The survey is published with the listing. Settlement cracks, damp, the roof that needs doing in four years — nothing is edited out.”
B. Avava Founder, chartered surveyor | Never amended
ExhibitsA — C
Founded in Paris as a surveying practice that happened to sell houses — not the other way round.
Cities where our own people hold the tape measure — no franchises, no photographs we did not take.
Homes documented and still on file — 61 of those surveys ended the sale, and all 61 stayed public.
Plate 04How we practise
Written into the practice before the first sale and never amended — the reason clients stay, and the reason some sellers walk.
01Rule
No listing goes live until one of our own surveyors has walked it, drawn it and dated the file. Sellers wait an extra week; buyers get a document instead of a mood board.
In force since1998
02Rule
Settlement cracks, damp, the roof that needs doing in four years — printed in the listing, not disclosed at the notary. It has cost us sales in every one of twenty-eight years.
Surveys that ended the sale61
03Rule
The person who shows you the house negotiates it, files the paperwork and answers the phone two years later. No handovers, no call centre, no reassignment.
