What was looked atPaul Ferrand saw all four rooms and the cellar. He spent most of the hour on the courtyard side, where the light is poor before noon, and opened every window himself. We did not go onto the roof.What he asked, and what I answeredHe asked whether the 2019 roof works were paid in full — they were, and the receipt is with the sheet. He asked what the flat above pays in charges, and I said I did not know and would not guess; I asked the syndicate the same afternoon.What he said about it“It is the right flat in the wrong light.” He offered €1 540 000 that evening, below the asking figure, and said he would not go further while the courtyard windows stayed as they are.What happens nextI put the offer to the owner the same evening; she refused it in writing on 1 August. Mr Ferrand was told within the hour of her answer, with her reason in her words.

Why this one is the exampleIt contains a sentence no advisor enjoys writing — “my figure on the telephone was wrong” — and it is still on the buyer’s page, dated, under the report it corrects. That is what an amendment is for.

The plain-words ruleNo “charming”, no “rare”, no “must be seen”. If a room is dark before noon, the report says the room is dark before noon — and the owner reads that sentence too.

Section 05

Four rules, and one you cannot turn off.

1Before the day closes.

The report is written the day of the hour. Sixteen of your eighteen were; two were not, and both say so on their own face — one next day, one two days late.

Median 2 h 40 after the hour

2One text, two readers.

The buyer and the owner are sent the same words at the same minute. There is no owner’s version, and no note about a buyer that the buyer cannot read.

No report has two versions

3Every question answered, or named.

A question asked in the hour is answered in the report, or the report says who has been asked and when the answer is due. “I do not know” is an answer; silence is not.

4Corrected, never replaced.

A signed report cannot be edited or deleted. A mistake is corrected by an amendment appended under it, dated and signed, and both readers are told. Twice this year.
